Georreferenced Certificates

What are they?

A graphic representation of the property, that is a georeferenced plan with geographic coordinates corresponding to each of its vertices.

Said plan must be incorporated into a computer file, prepared by a competent technician and with a legitimised signature that must incorporate the Cadastral validation report and involve the coordination and incorporation of said description in the Cadastre and in the Registry.

What is the reason behind this document?

Avoid discrepancies between the description of the properties in the Cadastre, Land Registry and the real description. With this document the 3 descriptions will match 100%.

Who demands it and since when?

Law 13/2015 requires it to avoid discrepancies between the description of the properties in the Cadastre, Land Registry and the real description.

It is required for documents that are filed in the registry of the Property as of November 1, 2015.

Who has to do it?

  • Estates that register for the first time to the Land Registry (in matriculation).
  • Those modifying the physical description of the finca (parcelling, reparcelling, land consolidation, segregation, division, grouping or aggregation, forced expropriation or demarcation)
  • Those who want to complete the description that appears in the Land Registry.
  • The ones that want to register a building in the Property Registry (work declaration).
  • The other assumptions will be voluntary, but it is recommended.
